TERMS AND CONDITIONS
1. RENTAL TERMS

The rental agreement applies to the rental of Villa Fjellheim.

The villa is available from 5:00 PM on the day of arrival until 11:00 AM on the day of departure.

In the event of unforeseen events during the stay, the landlord can be contacted.
-
The rental agreement automatically terminates without notice.

2. TERMINATION OF THE RENTAL AGREEMENT
At the end of the rental period, the property must be returned in the same condition as upon check-in. The landlord is responsible for final cleaning and washing of bed linen and towels. Please follow the written check-out routine for guests staying in the villa.
3. CANCELLATION
The rental agreement is binding on both parties. Cancellation is not permitted later than two weeks before the rental period. It is recommended to have travel insurance.
4. PAYMENT
Payment must be made no later than 30 days before check-in
5. KEYS
Keys are available in a key box, and by appointment. You will only have access to one set of keys, and copying keys is not allowed.
6. PROPERTY
Villa Fjellheim is a furnished and fully equipped villa with the following amenities:
Bedrooms:

Room 1: Double bed, desk that can be separated - the 3rd floor

Room 2: Double bed, desk that can be separated - the 3rd floor

Room 3: Double bed and single bed, desk, - the 3rd floor

Room 4: Double bed and single bed - the 3rd floor

Room 5: Double bed, desk that can be separated - the 3rd floor

Room 6: Double bed, desk that can be separated - the 3rd floor

Room 7: Double bed, desk that can be separated - the 2nd floor
Bathrooms:

1 large, shared bathroom with 3 toilets and 1 shower cabin on the 3rd floor.

1 bathroom with shower cabin and toilet on the 3rd floor.

1 extra toilet with sink on the 3rd floor.
-
1 wheelchair-accessible bathroom with toilet and shower on the 2nd floor.
-
1 bathroom with toilet and shower on the 1st floor.
Common areas:

Fully equipped kitchen w/2 dishwashers, refrigerator, microwave and stove on the 2nd floor

Large living/dining room with dining table, sofa groups, and TV on the 2nd floor.

Winter garden with seating areas on the 2nd floor.

Large entrance hall and cloakroom on the 2nd floor.

Large laundry room and cloakroom with shoe dryer on the 1st floor.

Outdoor storage room with space for ski equipment.

Parking space

Outdoor area with barbecue and seating areas.

Large amphitheater terrace with fire pit.
7. RESPONSIBILITIES DURING THE STAY
Fire Safety
The tenant is obliged to:
-
Prevent fires.
-
Familiarize themselves with escape routes.
-
Ensure that all guests are informed about fire safety.

Notify the fire department and attempt to extinguish fires if necessary.
Order and damage

The tenant is responsible for treating the house and its furnishings with care.

The number of guests must not exceed the agreed capacity without prior approval.

The tenant is financially responsible for damage or loss caused to the landlord's property.
-
If there is an insurance claim, the tenant must cover the excess.

The house must be kept clean and tidy during the stay.
-
Any damage or problems must be reported to the landlord immediately
The landlord is not responsible for personal injuries or damage to the tenant's property.
8. COMPLAINTS
Complaints about defects must be reported immediately to the landlord. Complaints made after the rental period can only be considered if the defects were not resolved during the stay.
